Buying property is one of the most important financial decisions you will make. This guide outlines the key steps to help the process run smoothly with fewer surprises.
1. Set your budget and goals
Before you search, be clear about what you can realistically afford – not only the purchase price, but also additional costs.
- Calculate available equity and financing options (down payment, bank fees, insurance).
- Factor in taxes, notary fees, land-register entry and any renovation work.
- Define property type (apartment, house, land), location and priorities (size, parking, energy rating).
- For rentals, consider maximum monthly cost and lease duration.
2. Search and compare listings
Use filters and saved searches to find suitable listings faster. Compare several offers in the same area.
- Check price per m², year built, condition and included costs (e.g. reserve fund).
- Read the description, photos and map location carefully.
- Note questions for viewings (installations, energy certificate, encumbrances).
- Save favourites and compare before deciding.
3. Viewings and condition checks
- Visit at different times if possible (noise, light, traffic).
- Check for damp, cracks, windows, heating and bathroom fittings.
- For apartments, ask about building management and planned building investments.
- For houses or land, verify plot boundaries, access and utilities.
4. Legal and financial due diligence
Before signing, verify official records and documentation. For larger amounts, a notary or lawyer is advisable.
- Check ownership and encumbrances in the land register.
- Review building permits, condominium status and required consents.
- Align mortgage terms with your bank and approval timelines.
- Agree on price, payment schedule, handover date and condition on handover.
5. Contract, payment and handover
- Sign a sale or lease contract with clear deadlines and obligations for both parties.
- Arrange payment (purchase price, rental deposit) and title registration documents.
- On handover, record the condition (meter readings, keys, inventory).
- After handover, update residence registration, insurance and utility transfers.
