Terms of Use

These Terms of Use govern access to and use of the Nepremicnine.eu website (the "portal"), available at https://www.nepremicnine.eu. By visiting or using the portal you confirm that you have read and accept these terms. If you do not agree, do not use the portal.

1. Portal operator

The portal Nepremicnine.eu is operated by Lan Prijatelj s.p. (the "operator"), who is responsible for running the portal and related services.

2. Definitions

  • User: any person who visits or uses the portal, including unregistered visitors.
  • Registered user: a person with a user account on the portal.
  • Advertiser: a natural or legal person publishing a listing for sale or rent of real estate.
  • Agency: a real estate agency or other provider managing multiple listings with access to the agency dashboard.
  • Content: text, images, videos, property data, and other materials published on the portal.
  • Services: property search, listing publication, user accounts, favourites, saved searches, alerts, mortgage calculator, news, guides, FAQ, and other portal features.

3. Purpose and scope of services

The portal allows users to browse listings for sale and rent in Slovenia and related regions, publish their own listings, contact advertisers via inquiry forms, and access informational content (news, guides, FAQ).

The portal is an information intermediary between advertisers and property seekers. The operator is not a real estate broker, does not enter into purchase or lease contracts, and does not guarantee the accuracy, completeness, or legal status of listings.

The mortgage calculator provides indicative estimates only. Actual financing terms depend on the bank and individual circumstances.

4. Access to the portal

The portal is available to users with internet access. Users are responsible for suitable equipment, software, and connectivity.

The operator may temporarily or permanently restrict access for maintenance, security, excessive load, or breach of these terms.

Some services (e.g. listing publication, agency dashboard, subscription plans) require a registered account.

5. Registration and user account

You must provide accurate and up-to-date information when registering. You are responsible for keeping your credentials secure and for all activity under your account.

Accounts are personal and must not be shared with third parties, except where explicitly allowed for agency team accounts.

The operator may suspend or delete accounts in case of suspected abuse, breach of terms, false information, or unpaid obligations.

You may request account deletion at any time via profile settings or by contacting support.

6. Publishing and managing listings

Advertisers warrant that they are entitled to market the property, that listing data is truthful, that photos match the property, and that publication does not infringe third-party rights or applicable law.

It is prohibited to publish false, misleading, duplicate, offensive, or unlawful listings, listings for properties the advertiser is not authorised to offer, or listings containing unauthorised advertising of other services.

The operator may review, reject, temporarily remove, or permanently delete listings before or after publication if they breach these terms, law, or portal standards.

Users may report listings for suspected fraud, misleading information, duplication, or inappropriate content. Reports are handled within a reasonable time.

The number of active listings may be limited depending on the selected plan or account type (private advertiser, agency).

7. Advertising plans and payments

Individuals and agencies may choose between a free plan (up to 3 active listings) and paid subscription plans (Starter, Professional, Enterprise) with different active listing limits and dashboard features.

Subscription payments are processed via Stripe on a monthly basis. Prices, plan scope, and limits are shown on the portal when selecting a plan.

By subscribing, the advertiser confirms awareness of the price, billing period, and these terms. Invoices or payment confirmations are issued as required by law.

Advertisers may manage or cancel subscriptions via the billing portal (Stripe Customer Portal), unless otherwise agreed for a specific plan. Cancellation takes effect at the end of the current billing period, unless mandatory law provides otherwise.

In case of late payment, the operator may restrict new listings, reduce active listing limits, or temporarily disable dashboard access until obligations are settled.

Refunds are handled in accordance with applicable consumer law and Stripe terms where relevant for digital services.

8. Inquiries and communication

The portal enables inquiries to advertisers (contact form, viewing booking, phone click, WhatsApp, Viber). By submitting an inquiry you agree that your contact details are forwarded to the selected advertiser.

The operator does not guarantee a response from the advertiser and is not a party to negotiations or contracts between users and advertisers.

To prevent abuse, inquiry rate limits, CAPTCHA verification (Cloudflare Turnstile), and technical records (e.g. hashed IP address) may be used.

9. Third-party content and links

The portal may display third-party content, maps (e.g. Mapbox), payment systems (Stripe), and links to external websites. The operator does not control and is not responsible for third-party content or practices.

Advertisers and agencies are independently responsible for their listing content, logos, descriptions, and contact details.

10. Intellectual property

Portal design, software, the Nepremicnine.eu brand, operator content, and other operator materials are protected by copyright and other intellectual property rights.

You may use the portal in accordance with these terms. Without prior written consent you may not systematically copy, reproduce, resell, or automatically scrape portal content (including listing data).

By publishing content on the portal, you grant the operator a non-exclusive, royalty-free licence to display, store, format, and distribute the content as needed to operate the portal and promote its services.

11. Prohibited activities

Users must not:

  • breach applicable law or third-party rights;
  • attempt unauthorised access to systems, accounts, or data;
  • use automated scripts, bots, or scraping tools without permission;
  • upload malicious files or content;
  • abuse inquiry, support, or registration forms;
  • publish discriminatory, offensive, pornographic, or otherwise inappropriate content.

12. Limitation of liability

The portal and services are provided within available technical capabilities. The operator strives for reliable operation but does not guarantee uninterrupted or error-free service.

The operator is not liable for damage arising from user decisions based on listings, actions of advertisers or third parties, inaccuracies in listings, or indirect or consequential damage, to the extent permitted by law.

If a user breaches these terms, they are liable for damage suffered by the operator or third parties as a result.

13. Cookies and analytics

The portal uses essential cookies for site operation and, with your consent, analytics cookies (Google Analytics 4). Details are provided in the Privacy Policy.

By using the portal you agree to data processing in accordance with the Privacy Policy, which forms part of these terms.

14. Changes to terms

The operator may update these terms from time to time. Material changes may be communicated via the portal, email, or other appropriate channels.

Continued use after publication of changes constitutes acceptance of the updated terms, unless explicit consent is required by law.

The current version is always published on this page.

15. Governing law and disputes

These terms and relationships arising from use of the portal are governed by the laws of the Republic of Slovenija, unless mandatory rules of another country apply.

Parties shall seek to resolve disputes amicably. Failing that, courts in the Republic of Slovenia with jurisdiction under general rules shall be competent, unless consumer protection law provides otherwise.

Consumers may also use the EU Online Dispute Resolution platform (https://ec.europa.eu/consumers/odr).
