How to prepare your property, publish a listing and complete the sale.
Good preparation and clear communication shorten the time to sell and reduce the risk of disputes. Follow these steps from valuation to contract signing.
1. Estimate market value
- Compare similar sold listings nearby (size, condition, floor, year built).
- Consider current demand and seasonal price movements.
- Prices far above market often lead to longer selling times.
- Obtain an agent or valuer opinion if needed.
2. Prepare the property and documents
- Declutter and remove personal items – first impressions matter.
- Gather basic documents (title deed, energy certificate, floor plan).
- Fix minor defects that could affect negotiations.
- Decide what stays with the property (e.g. kitchen, light fittings).
3. Publish a quality listing
- Write a clear title and description with accurate data (area, year, rooms).
- Use good photos of living areas, bathroom, kitchen and surroundings.
- State a realistic price or indicate room for negotiation.
- Be reachable and respond promptly to enquiries.
4. Viewings and negotiations
- Schedule viewings when the property is tidy and well lit.
- Prepare answers to common questions (costs, condition, neighbours, parking).
- Negotiate calmly and record agreed changes.
- Check buyer seriousness (deposit, deadlines, financing).
5. Closing the sale
- Prepare a sale contract with clear deadlines, price and obligations.
- Agree handover date and condition on delivery.
- After payment, complete title registration and hand over documents.
- Keep copies of the contract and correspondence.
