1. Verify developer and project
- Research the developer, past projects and financial stability.
- Check building permit, site information and planning compliance.
- Review contract templates and terms for layout or specification changes.
- Verify handover deadline and delay clauses (penalties, withdrawal).
2. Pre-sale contract
The contract is the foundation of the relationship – read all clauses carefully before signing.
- Check price definition, payment schedule and mortgage approval conditions.
- Clarify what is included (parking, storage, kitchen, AC).
- Review clauses on changes during construction and handover procedure.
- Agree warranties, guarantees and defect rectification periods after handover.
3. Monitoring construction
- Visit the site at agreed intervals when possible.
- Follow developer updates on progress and any delays.
- Check execution matches contract and technical documentation.
- Keep records of communication and agreements (email, minutes).
4. Handover and registration
- On handover, inspect thoroughly and record all defects.
- Check measurements, installations, windows, flooring and specified equipment.
- Complete title registration and residence registration.
- Keep warranty documents and after-sales contacts.
